Leaseholder and shared owners insurance cover summary

If you are a “Right to buy” leaseholder or a shared owner, your property is protected by Cheltenham Borough Council’s leaseholder insurance policy.

This page gives a summary of the relevent section of the policy. This is for information only as evidence of insurance cover and does not form part of the policy. POLICY HOLDER:  Cheltenham Borough Council and Leaseholders (for their respective rights and interests)


PERIOD OF INSURANCE: 01/04/2026 – 31/03/2027


INSURED PREMISES: Any residential property in where the Local Authority has sold a leasehold or shared ownership interest and which we have accepted the risk. The terms of the policy apply separately to each property as though each had been insured by a separate policy


INSURED RISKS: The insured buildings are indemnified against loss or damage caused by the following perils:

  • Natural Disasters and Fires: Fire, Explosion, Lightning, Earthquake, Smoke, Storm, Flood, Subsidence, Heave, or Landslide.
  • Human and Malicious Acts: Riot and Civil Unrest, Strikes, Labor or Political Disturbances, Malicious Persons or Vandals, Theft or Attempted Theft.
  • Impact and Falling Objects: Impact by aircraft, vehicles, or animals; Falling trees, branches, telegraph poles, pylons, or lamp posts; Falling aerials, solar panels, or security equipment.
  • Building System Failures: Escape of water from tanks, pipes, or heating systems (including freezing); Leaking of heating fuel from a fixed heating system.
  • Accidental Damage: Damage to drains, pipes, cables, and underground tanks; Breakage of glass in doors or windows, ceramic hobs, sanitary ware, and solar heating panels.

EXCESS:    

General – £50
Accidental Damage – £50
Subsidence, Heave or Landslip – £1,000
Property Owners Liability – £0

PROPERTY OWNERS LIABILITY: £5,000,000 any one occurrence inclusive of all costs and expenses

How to report a claim

You should contact Protector Insurance as soon as possible to notify them of your claim. You will need to provide full details within 30 days of the claim, or 7 days if the claim relates to a riot or malicious damage. Details should include supporting evidence in writing.

You must notify the police as soon as possible in the event of theft or malicious damage.

For calls made out of office hours, your call will be redirect to the emergency provider, Sedgwick’s.

Complaints

If the service provided by Protector Insurance does not meet your expectations please contact them and provide the policy/claim number and insured name (Cheltenham Borough Council).

You can make a complaint using the contact details below:


They will aim to resolve your complaint within the first few days of receipt. If this is not possible, they will keep you updated with progress and provide you with a decision as quickly as possible.

If you are unhappy with the response you may be entitled to refer your complaint to the Financial Ombudsman Service.

Financial Services Compensation Scheme (FSCS) 

Protector Insurance are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation if they are unable to meet their obligations. For further information please contact the FSCS on 020 7892 7300 or visit their website at fscs.org.uk.

Cancellation rights

This policy does not entitle you to a cooling-off period.
